For Carlsbad, Oscar and Mattie Killian were among those early visionaries. During the early 1920s, as Carlsbad began transforming from a quiet farming community into a growing business district, the Killian family invested in its future by constructing one of downtown’s first significant commercial buildings.

Today, the Killian Building remains one of Carlsbad Village’s most recognizable historic structures, serving as a reminder of the entrepreneurs who believed in the city’s future long before it became the vibrant destination it is today.

Investing in a Growing Town

By the early 1920s, Carlsbad was experiencing steady growth.

The arrival of the railroad had brought new residents and visitors, local farms were thriving, and businesses were beginning to line State Street.

Recognizing the need for commercial space, Oscar and Mattie Killian constructed a two-story commercial building near the corner of State Street and Elm Avenue. It quickly became one of the busiest centers of commerce in the young community.

Home to Carlsbad’s Early Businesses

The Killian Building became much more than a commercial property—it became a gathering place for the community.

Over the years, it housed several of Carlsbad’s earliest businesses and services, including:

• One of the town’s first grocery stores
• The medical offices of Dr. George Getze
• The offices of the Carlsbad Champion, the city’s first newspaper
• A butcher shop
• A restaurant
• A paint store

Residents visited the building to shop, receive medical care, read the local news, and meet neighbors, making it one of the most important commercial centers in early Carlsbad.

Surviving Fire and Rebuilding

Like many early wooden buildings, the original Killian Building faced tragedy.

A devastating downtown fire in 1927 damaged much of the commercial district, and another major fire in April 1929 destroyed the original wooden Killian Building along with several neighboring businesses.

Rather than giving up, the community rebuilt.

Within days, plans were underway to construct a new, more durable brick building on the same site. Completed before the end of 1929, the rebuilt Killian Building became a symbol of Carlsbad’s resilience and determination to move forward.

Helping Shape Downtown Carlsbad

The Killian family’s investment reflected the optimism of a growing town.

Their building provided valuable space for merchants, professionals, and community services during a period when Carlsbad was establishing its identity as both an agricultural center and a welcoming seaside destination.

As additional businesses opened along State Street, the downtown district evolved into the heart of community life—a role it continues to play today.

A Lasting Legacy

More than a century after Oscar and Mattie Killian first invested in Carlsbad, their building continues to serve the community.

Although its tenants have changed over the decades, the Killian Building remains one of the oldest surviving commercial buildings in Carlsbad Village and is recognized as an important part of the city’s historic resources. It stands as a lasting reminder of the entrepreneurial families who believed in Carlsbad’s future and helped create the thriving downtown enjoyed by residents and visitors today.

Every time I walk past the Killian Building during our food tours, I’m reminded that downtown Carlsbad wasn’t built overnight.

It grew because families like the Killians believed in this community and invested in its future. Today, visitors often admire the building’s historic charm without realizing how many important stories unfolded within its walls.

The Killian Building is more than a historic structure—it’s a symbol of Carlsbad’s entrepreneurial spirit and resilience.
